Harvest at Limoneira Phase 2: More Than 500 New Homes Now Selling in Santa Paula

One of Ventura County's largest new home developments is entering its next major chapter.

Construction and home sales are now underway on Phase 2 of Harvest at Limoneira, the massive master-planned community being built on former Limoneira farmland on the east side of Santa Paula.

While hundreds of families already call Harvest home, the newest phase is adding another 554 homesites to the community. Unlike the first phase, which included homes from several different builders, all of Phase 2 is being developed and built by national homebuilder Lennar.

Homes are currently available for sale, with seven different collections ranging from smaller three-bedroom homes starting in the $600,000s to nearly 4,000-square-foot homes priced above $1 million.

Here's what buyers should know about the next phase of Harvest at Limoneira.

What Is Harvest at Limoneira?

Harvest at Limoneira is a roughly 500-acre master-planned community on the eastern edge of Santa Paula.

The project is a partnership between Limoneira Company, the Santa Paula-based agricultural company whose history in the area dates back more than a century, and The Lewis Group of Companies.

The land's agricultural history is an important part of the story. For generations, Limoneira has been one of the dominant agricultural landowners and employers in the Santa Clara River Valley. Harvest represents the transformation of a portion of that agricultural property into what is ultimately planned to become a community of more than 2,000 homes.

The Santa Paula City Council originally approved fewer homes for the project, but in 2024 approved an expansion allowing as many as 2,050 residential units.

The community is being developed in multiple phases rather than built all at once.

Phase 1 Is Essentially Complete

Phase 1 included 707 residential homesites.

Instead of relying on a single homebuilder, the developers sold lots to several builders, including Lennar, KB Home, K. Hovnanian and Richmond American Homes.

Lennar was already a major participant, purchasing 313 homesites during the first phase.

Those original neighborhoods established much of what residents now recognize as Harvest at Limoneira, including its newer homes, parks, trails and community amenities.

Today, however, the development activity has shifted to the next section of the project.

Phase 2 Is Under Construction and Selling Now

Phase 2 of Harvest at Limoneira is known as the Foothill Neighborhood and includes another 554 homesites.

The biggest difference this time around is the builder.

In 2024, Lennar purchased all 554 Phase 2 homesites from the Limoneira-Lewis development partnership, making Lennar the sole homebuilder for the entire phase.

That transaction brought Lennar's total purchases within Harvest to 867 homesites between the first two phases.

It also changed who is responsible for developing the property.

During Phase 1, the Limoneira-Lewis partnership constructed much of the roads and infrastructure before selling homesites to individual builders. For Phase 2, Lennar took on responsibility for both the infrastructure and construction of the homes.

The first new Phase 2 neighborhoods began opening in 2026, and construction and sales are now actively underway.

Seven New Home Collections

Phase 2 offers a surprisingly broad range of homes.

Lennar is currently selling seven collections at Harvest at Limoneira, ranging from approximately 1,474 square feet at the entry level to nearly 4,000 square feet at the upper end.

Prices are changing as individual homes and releases become available, so these should be treated as starting points rather than fixed prices.

One of the more interesting offerings is Lennar's Laurel 2 floor plan, which incorporates the company's Next Gen design. The approximately 3,584-square-foot home includes a separate first-floor living area with its own entrance, bedroom, bathroom, living space, kitchenette and laundry, making it particularly notable for multigenerational households.

Homes Are Already Available to Purchase

This is an important distinction for anyone following the project.

Phase 2 is no longer simply a future development.

Lennar is actively building and selling homes within Harvest at Limoneira today, with both homes under construction and move-in-ready inventory being released.

As of August 2026, Lennar's website shows homes available across multiple collections, including Grove homes in the $600,000s, Arbor and Walnut homes in the $700,000s and larger homes extending into the $900,000s and above $1 million.

That inventory will continue changing as homes are sold and additional homesites are released.

What Amenities Does Harvest at Limoneira Have?

Harvest was designed as more than simply a collection of new subdivisions.

Community amenities include parks, walking areas, community gardens, a dog park, sport courts, pickleball courts, barbecue areas and children's play areas.

The broader master plan has also contemplated recreational facilities, trails and other community gathering spaces.

Its location also gives the community a somewhat unusual combination for Ventura County new construction. Harvest sits against the agricultural and foothill landscape surrounding Santa Paula while remaining roughly 14 miles inland from the Pacific Ocean.

Some portions of the development are elevated enough that certain homesites are expected to have long-distance views extending toward the coast.

Who Is Lennar?

Phase 2 also represents a considerably larger commitment to Santa Paula by Lennar.

Founded in Florida in 1954, Lennar has grown from a regional homebuilder into one of the largest residential construction companies in the United States.

The company became publicly traded in 1971 and is listed on the New York Stock Exchange under the ticker symbol LEN. Its 2018 merger with CalAtlantic Homes significantly expanded the company's national footprint.

Lennar says it has built more than one million homes since its founding.

The company is also known for its "Everything's Included" approach, in which many features that might traditionally be sold as builder upgrades are incorporated into the home, as well as its Next Gen floor plans designed around multigenerational living.

At Harvest, Lennar is essentially building a community within a community, with seven collections and more than 20 different floor plans and architectural variations planned across Phase 2.

More Homes Are Still Coming

Even after Lennar completes all 554 homes in Phase 2, Harvest at Limoneira won't be finished.

A third phase is planned to eventually bring hundreds of additional homes to the development.

Current plans call for approximately 491 additional single-family homesites and 298 rental units in Phase 3.

The decision by Lennar to purchase the entirety of Phase 2 may also have accelerated that timeline.

When the sale was announced in 2024, Limoneira CEO Harold Edwards said the transaction could move completion of the overall Harvest development forward by several years. At the time, the company estimated homes in Phase 3 could potentially reach the market within three to five years, although the actual timing will ultimately depend on market conditions and development progress.

Harvest Continues to Change Santa Paula

The scale of Harvest at Limoneira is difficult to overstate.

New housing developments with a few dozen homes are relatively common throughout Ventura County. Communities ultimately measured in the thousands of homes are not.

Harvest is effectively extending the eastern edge of Santa Paula and creating an entirely new residential area where agricultural land stood for generations.

Phase 1 established the community. Phase 2 is now substantially expanding it.

With 554 additional homesites, seven collections and homes ranging from the $600,000s to more than $1 million, Lennar's newest neighborhoods will bring hundreds more households to Santa Paula over the next several years.

And this time, buyers don't have to wait for the project to arrive.
